Dholera Smart city has taken the center stage ever since Indian government decided to create 100 smart cities in the country.

The most apparent reason for such popularity is it being the maiden smart city in the history of India. Well, that is what most Indians think! However, when you go behind the scene and take a deeper look into the subject matter, what emerges is that there are more validations towards the rising popularity of the city. While size is one factor that favors the city, the other is its strategic location. The city is a port city, covered by water bodies on 3 fronts. It is just 100 kilometers from Ahmedabad and also is close to Bhavnagar and Vadodara. It shall also serve as a special investment node on the Delhi-Mumbai Industrial Corridor. Due to its proximity to DMIC, Dholera smart city is being envisaged as a global trading and manufacturing hub.

Excellent Connectivity

You name it and Dholera is connected via it. Be it through air, road, rail or sea – The city is connected in every way to the entire country and also on international front. The six lane expressway shall connect it to Ahmedabad and Bhavnagar while the high speed metro rail shall connect it to Gandhinagar and Ahmedabad. Dholera international airport shall be built 20 kilometers from the smart city and link it seamlessly to the world. The city shall also be connected well through nearby port and extended railway route.

Cheap property

Though Dholera smart city is becoming more and more visible on the Indian map, properties are still cheap here. An ‘x’ amount of money that can fetch one a small apartment in any other smart city of India is sufficient to purchase a luxurious bungalow in Dholera. This makes real estate in Dholera, a value proposition for investors. Investors from all across the globe are seen taking interest in properties here.

Dhaka (Bangladesh) traffic has been called one of the 7 wonders of the modern world. To be fair, this is a street adjacent to New Market and isn’t really a normal traffic road. For example, rickshaws are prohibited. Bangladesh has been promoting the use of natural gas (CNG) for over a decade resulting in significant reduction in smog.

The world famous Hard Rock Cafe has returned to ‘Sin City’ Sydney with a vengeance, based on tonight’s launch event at the brand new Darling Harbour venue.

Hard Rock put on quite a show and rolled out the celebrities and live music including: Hamish Dodds, Matt Sorum, Dave Rich, DJ Lethal, Stan Walker, Angry Anderson, L Huntly, Sarah McLoed, Hamish Rosser, Altiyan Childs, Kris Peterson and Stim McLean. Most of them had turns smashing guitars, which is a trademark of opening new Hard Rock Cafes.

We all know that the cost of living and setting up a business in Sydney is considerable, but Hard Rock is certain their latest Australian venture will be a smashing (as in guitar) success. Sydney is one of the busiest markets anywhere globally for the Hard Rock Cafe, says the global chief of the music-themed burgers and ribs franchise.

Hamish Dodds, prez and chief exec of Hard Rock International, advised staffing costs down under in Australia make Hard Rock’s Sydney operations expensive compared with other global locations, and they are comparing to its other 172 venues which include cafes, hotels and even land based casinos. Yes, casinos, but Australia’s The Star and Crown Casino need not worry, as they have no plans for gaming in Australia – at least not any they are talking about.

Hard Rock International is owned by the well known and respected Seminole American Indian tribe, which purchased the global Hard Rock brand in 2007 after successfully running two Hard Rock hotel and casino operations in Florida in the U.S.

"For us this is an English-speaking country and people understand the history of rock," Mr Dodds said in Sydney on Tuesday ahead of the grand opening of the 500-seat venue in the Darling Harbour entertainment hotbed.

"Part of the downside of this market is it’s a mature economy – staffing costs in this market are very different to what we would experience in India.

"I would say the price mark-up here is about 50 per cent higher than the US – this is probably one of the most expensive markets we have in our portfolio."

Mr Dodds advised the Sydney Hard Rock Cafe was priced at a similar level to comparable restaurants in the area and he expected business to be brisk, averaging between 300 to 700 main meals a day.

Sydney would be among the top ten performers in the global network, he said, and among the top five of franchised outlets.

Tonight signified a return to Sydney for the Hard Rock franchise, which closed its previous venue in East Sydney in 2007.

Mr Dodds said Hard Rock had returned to Sydney with a revised and smarter strategy.

He said the former business was in a great location for the 1980s when the brand was fresh and people would go to the Hard Rock Cafe.

"Copycats harmed Hard Rock’s own business and the market changed to the point where we found ourselves in a B minus location and to a degree we lost a bit of relevance", Mr Dodds said.

The firm bought back its Sydney franchise in 2007 and has been revived by director and franchise holder Lennie Huntly, former GM of the Sydney business during the 90s.

Mr Huntly, who also holds the franchise for the Hard Rock Cafe in Surfers Paradise, said he had been thinking about re-opening a Sydney Hard Rock Cafe since the last one closed.

The waterfront location and views over Darling Harbour are a huge plus and soon a live music stage and 600-person music area will be rocking and rolling.

"We are focused on not only being about lunch and dinner," he said.

Mr Huntly also has the rights to open venues in Melbourne, Cairns and Perth. Melbourne’s former venue closed in 2007, but that doesn’t mean it will return with a hit.

Which is a better smart city – Dholera SIR or Jalandhar?

Jalandhar originates way back during the time of Gods and Demons and its history is so long that it has been divided into ancient, medieval and modern age. The last few years have been transformative one for the city causing rapid urbanization and making it an industrial hub for Punjab. The city sees much commercial activity happening on a regular basis.

Speaking about Dholera, it is quite opposite of the hustle and bustle of Jalandhar. A quite city located 30 kilometers from the Dhanduka village of Ahmedabad district, the town hosts about 2,500 residents. Commercial activities are negligible with people involved in farming and small occupations for their livelihood. The pattern has however witnessed a major change since it has been declared a smart city with the farmers becoming rich overnight by selling their formerly invaluable land to the real estate developers like Smart Homes who are willing to now pay a hefty amount for it. The making of smart city has already begun.

Government has sanctioned Rs. 2,800 crores and trunk infrastructure is being built with the funds. Dholera shall soon have Roads and Services, ABCD building complex (Phase-1), Water Treatment Plant, Sewage Treatment Plant and Common Effluent Treatment Plant as trunk infrastructure components. This is bound to attract global investors to invest their money in Dholera SIR. Master Planners have been lucky to plan Dholera as the first smart city of India since Dholera currently carries no burden of existing infrastructure giving designers the freedom to shape up their dreams and making it a world class city with state of art amenities. The land is currently available at low prices due to it mainly being farmer owned. People who aspire to build huge villas and Bungalows may find their dreams coming true in Dholera at negligible prices. It is being planned as a city with excellent connectivity through 6 lane highway , metro and International airport. Besides it being an important node on the DMIC corridor makes it a value proposition for investors since it shall soon emerge as a global industrial hub.

Jalandhar on the other hand offers less flexibility to designers due to vastly spread existing infrastructure limiting development. The cost of land is much appreciated and much higher than Dholera making it a less lucrative Investment option. Government shall sanction it an amount of Rs. 96 crore over year for 5 consecutive years once its master plan is built and approved. There is way to go before that and the fund amount is peanuts as compared to that available for Dholera’s development.

It is evident that Dholera shall reap better returns on investments as compared to Jalandhar and shall probably be the best planned city of India.

Hamish Dodds, prez and chief exec of Hard Rock International, advised staffing costs down under in Australia make Hard Rock’s Sydney operations expensive compared with other global locations, and they are comparing to its other 172 venues which include cafes, hotels and even land based casinos. Yes, casinos, but Australia’s The Star and Crown Casino need not worry, as they have no plans for gaming in Australia – at least not any they are talking about.

Hard Rock International is owned by the well known and respected Seminole American Indian tribe, which purchased the global Hard Rock brand in 2007 after successfully running two Hard Rock hotel and casino operations in Florida in the U.S.

"For us this is an English-speaking country and people understand the history of rock," Mr Dodds said in Sydney on Tuesday ahead of the grand opening of the 500-seat venue in the Darling Harbour entertainment hotbed.

"Part of the downside of this market is it’s a mature economy – staffing costs in this market are very different to what we would experience in India.

"I would say the price mark-up here is about 50 per cent higher than the US – this is probably one of the most expensive markets we have in our portfolio."

Mr Dodds advised the Sydney Hard Rock Cafe was priced at a similar level to comparable restaurants in the area and he expected business to be brisk, averaging between 300 to 700 main meals a day.

Sydney would be among the top ten performers in the global network, he said, and among the top five of franchised outlets.

Tonight signified a return to Sydney for the Hard Rock franchise, which closed its previous venue in East Sydney in 2007.

Mr Dodds said Hard Rock had returned to Sydney with a revised and smarter strategy.

He said the former business was in a great location for the 1980s when the brand was fresh and people would go to the Hard Rock Cafe.

"Copycats harmed Hard Rock’s own business and the market changed to the point where we found ourselves in a B minus location and to a degree we lost a bit of relevance", Mr Dodds said.

The firm bought back its Sydney franchise in 2007 and has been revived by director and franchise holder Lennie Huntly, former GM of the Sydney business during the 90s.

Mr Huntly, who also holds the franchise for the Hard Rock Cafe in Surfers Paradise, said he had been thinking about re-opening a Sydney Hard Rock Cafe since the last one closed.

The waterfront location and views over Darling Harbour are a huge plus and soon a live music stage and 600-person music area will be rocking and rolling.

"We are focused on not only being about lunch and dinner," he said.

Mr Huntly also has the rights to open venues in Melbourne, Cairns and Perth. Melbourne’s former venue closed in 2007, but that doesn’t mean it will return with a hit.

Dholera SIR a The Maiden Smart City of India

Dholera smart city is the maiden smart city of India. Located in the dynamic state of Gujarat, the city is the brainchild of Mr. Modi and enjoys complete support from the central government. This is evident from the enormous funding that has been sanctioned to the city right since conceptualization.

While the other smart cities shall be entitled to Rs. 2,000 crore of initial funding, Dholera smart city shall receive Rs. 5,400 crores for initial development.

This amount has been divided further as below:
Rs. 3,000 crore (appx) – For construction of trunk infrastructure component
Rs, 1,700 crores- For construction of Dholera international airport
Rs. 1,700 crores – For development of roads and services (tender awarded to L&T)

Besides the above, the city has full potential for private sector participation and is expected to attract huge investment from Indian and foreign investors. The city has also become a favorite investment destination for property onlookers as many of them are seen buying multiple properties to be sold at a later date. Substantial property price appreciation is expected over short-midtermowing to the great economic potential the city promises. Investors are also showing interest in buying residential plots in Dholera to be sold later. Dholera’s undervalue property prices also serve as a factor that attracts investors and makes property deals in the city a value proposition.

Dholera smart city shall receive logistic support for its economic activities from the Delhi-Mumbai Dedicated Freight Corridor. The corridor shall be supported efficiently through a robust rail and road network for easy movement of raw materials and finished goods to and from form the city. The city shall also be linked PAN India and on international front through its well-planned network of six lane expressway, roads, railways, Dholera
international airport and port. The city enjoys added advantage of being near the Gujarat International Finance City (GIFT) and Petro-chemicals and Petroleum Inv. Region (PCPIR).

Mega industrial parks and knowledge parks shall be built in Dholera smart city that shall support the economic spur within the region. The city has been well planned and is divided into six town planning scheme and all of them have been approved by relevant authorities. Each of the six schemes shall have corresponding infrastructure and transport mechanism built to support the residential, commercial and industrial activities being carried in the region. The project has been divided in three phases with each phase expected to take a decade to be developed. The entire city should be built by the year 2040.

With enormous focus from the central government and full support from the state government, Dholera smart city shall soon be seen taking form and be ready to punch the issue of rapid urbanization on itsface.
