Dholera Smart City: The Biggest Greenfield Project of India

The master plan for Dholera smart city has been drafted and is all set for execution. The largest Greenfield project of India, Dholera shall be built six times the size of Shanghai and twice the size of Mumbai. While the other 100 smart cities shall be Brownfield projects and take shape from existing cities, Dholera SIR is the only smart city that shall be built afresh.

The project was envisioned long back when Hon’ble Prime Minister Mr. Modi held position as the Chief Minister of Gujarat. The city holds strategic advantage of being close to the Delhi Mumbai Industrial Corridor and being a special investment node on it. This makes Dholera smart city a potential global trading and manufacturing hub and an investment zone preferred by worldwide investors.

While the government has sanctioned funds worth Rs. 5,400 crores (appx) in various projects of Dholera smart city, the inflow that is expected from alternative sources such as PPP model and foreign funding is voluminous. This can also be seen through commitments made by many multinationals in the last held Vibrant Gujarat Summit to invest in the region and set up their manufacturing plants. Various conglomerates have taken interest in the area and finalized deals for purchasing multi-acres of land in the region.

Dholera smart city shall be developed over 920 Sq. Km, area of which 567.39 Sq. Km. will be developable area. A high access corridor shall be built through the heart of the city which shall consist of city centre, logistic hub, knowledge & IT Park and recreation, entertainment and sports facilities. The purpose of development of this area is to attract investments in DSIR.

The city shall boast of exemplary connectivity through six lane expressway, port, Dholera international airport, railways and high speed metro rail. Dholera airport has been recently approved by the airport authority of India and the development site for the project has also been finalized 20 kilometers from Dholera smart city. The city shall thus be linked well to the surrounding cities of Ahmedabad, Bhavnagar and Vadodara and shall also be linked globally via air.

Trunk infrastructure development activities have begun in the zone and Rs. 1700 crores (appx) tender for constructing roads and services has been awarded to L&T. Similarly, the construction for ABCD complex has also been finalized and shall begin shortly. The city shall be divided in six town planning schemes and shall be built in three phases. Each phase shall take about 10 years to get completed with the entire city expected toreach the finishing line by 2040.

Dholera smart city is the fastest growing smart city of India and probably one with the maximum potential to attract investments from across the world.

The city shall be creating over 10 lakh employment opportunities and shall have space for 30 lakh residents. Schools, hospitals and new age amusement parks shall be main attractions of the city.
It shall serve as a technically advanced financial hub, a very important feature distinguishing it from the rest of the cities.
The Dholera smart city shall soon shape up the future of India; future that is economically advanced and technologically robust.

Delhi will be Country’s First Smart City

Delhi will be developed into a “global city” and the country’s first ‘smart city’ will be set up here to decongest the national capital and facilitate it with all modern amenities, Union urban development minister M Venkaiah Naidu said here on Saturday.

We want to make Delhi a truly global city, having all latest and modern amenities and facilities that any other global city like London or San Francisco has. We want to have world-class entertainment venues like Disneyland or Universal Studios here,” Naidu said.
The Narendra Modi-led NDA government has planned to set up 100 ‘smart cities’ and Naidu said that the first such city will come up in the national capital.

“Delhi is the heart of India and the first smart city would come up here. The city of Barcelona in Spain has also promised technological support to us in our effort in this direction,” he said.
“I saw the city of Barcelona, and apart from modern buildings, they have also preserved their old architecture. We also want to preserve our traditional architecture, that India is so richly endowed with, even as we embrace modernity,” he added.

The minister was speaking at a function organised by DDA at its headquarters here to officially kick-start the allotment process of its ‘Housing Scheme 2014’.

Naidu handed over allotment letters to the first few successful applicants.
Talking about the ‘smart city’ initiative further, he said the focus would be to build global educational and health institutes and entertainment facilities.

We also want to liberalize the industrial estate policy. An industrial space may not necessarily contain factories, but showrooms also. A committee will be formed to look into this issue as well,” the minister said.

DDA’s vice-chairman Balvinder Kumar in a media briefing yesterday had outlined the plans for the ‘smart city’ in the capital.

The ‘smart city’ will be a complete sub-city, which would be located in an area of 20-24 hectares, zoned out of Dwarka, Rohini and Narela, and will be equipped with latest technologies and waste-management techniques.

The smart city will have a world-class infrastructure, 24-hour power supply, complete wi-fi connectivity, and will employ green technology and latest water conservation techniques like rain-harvesting and waste management techniques, among other facilities,” Kumar said.

Outlining the achievements of the government in the financial sector, Naidu said, “As per the PM’s vision of ending financial untouchability, we have opened 10 crore new bank accounts in the last nine weeks under the Prime Minister Jan Dhan Yojana.”

Dholera Smart City: An Overview

Dholera smart city is the maiden smart city to be developed in India. Envisioned as a global trading and manufacturing hub, the city lies in the Ahmedabad district in the Gulf of Khambhat. It covers a massive area of 920 square kilometers which is covered by water bodies on three fronts.

The city encompasses 22 villages and is divided into six town planning schemes. The town planning scheme 1 has been kept aside specifically for residential housing purpose. Speaking of residential housing, the demand in this sector is expected to grow exponentially in the upcoming years with a rise in the economic activities in the region. Currently hosting a population of 37,000 residents (2001 census), the city is expected to host about 2 million people in the next thirty years. This shall create an immense spur in demand for homes in the affordable housing segment.

Mrs. Meenakshi Khurana, Managing Director, Smart Homes comments that ” Dholera shall see an enormous demand for affordable housing in the upcoming years. Rs. 2,784 crores has been sanctioned by the government for creation of trunk infrastructure components in Dholera smart city. Another Rs. 1,700 crores has been sanctioned for development of Dholera international airport 20 kilometers from Dholera and 80 kilometers from Ahmedabad. This airport shall be instrumental in supporting the rising economic activities in the region and also share the burden ofAhmedabad airport. Further, Rs. 1,700 crores tender has been awarded to L&T for construction of roads and services in Dholera smart city.

The city is being built near the 1,483 kilometer long DMIC corridor and is therefore expected to gain immensely through such proximity. Besides, Dholera smart city is well connected to nearby cities and on international front through its state of art infrastructure that includes 6 lane expressway, Dholera international airport, railways, metro and port.
Termed as the ‘engine for economic resurgence of India’, Dholera smart city shall set the stage for the next 100 smart cities to be developed in the country.

Dholera Smart City Makes a Better Investment Avenue than Vellore

Dholera Smart City is better than Vellore. A top exporter of finished leather goods (375 of India’s total exports) and a home to various manufacturing and automobile giants, Vellore spans an area of 87.915 Sq. It is expected that Vellore shall also be sanctioned similar amounts. Dholera is therefore in a better position in terms of funding and shall be developed better and faster than Vellore.
Dholera’s strategic location also overshadows that of Vellore. Dholera, located in Gujarat, is being developed close to the DMIC corridor. Due to this, the region is being envisioned as a global trading and manufacturing hub and attracting various companies to invest in the region. Many MNC’s have committed to set up manufacturing plants and put enormous investments in the city. This in turn shall boost the economic activities in the region and positively impact its development. Dholera thus enjoys locational advantage over Vellore.
The most lucrative fact is the cheap availability of property in Dholera. The amount that shall buy one a small apartment in Vellore can be used to purchase a luxurious villa in India’s first smart city. The low value of land and property along with the foreseeable potential thus makes Dholera a wonder investment opportunity for Indian and global investors.
